economic growth

St. Modwen Logistics, a leading logistics developer and manager, is continuing to support the economic growth of Stoke-on-Trent with the completion of three leasing deals – generating future employment opportunities in the region. This comes as demand for prime warehouse space in the region continues to grow, with record take-up levels over the past 12 months.*

The trio of lettings, which sees St. Modwen Park Stoke South now fully let, includes staircase manufacturer, Stairbox, taking 94,000 sq ft of space, while a well-known high-street and online retailer has agreed to occupy a 53,000 sq ft unit. The third letting is with laboratory glassware and packaging manufacturer, DWK Life Sciences, which will take a 77,000 sq ft warehouse at the Midlands-based site.

“We’re thrilled to have been able to secure a new warehouse at St. Modwen Park Stoke South, especially one with such high sustainability standards. Our sustainability agenda is at the heart of everything we do, from our use of green energy to the recycling of all our waste timber and sawdust, and our requirement for a BREEAM ‘Excellent’ status was non-negotiable. The new factory supports our vision for the future of sustainable manufacturing, with solar panels and air source heat pumps.”

Mike Walker, Operations Director at Stairbox

“At St. Modwen Logistics we provide the space and support our customers need to grow, and are pleased to be welcoming three successful and growing companies to St. Modwen Park Stoke South. Our Swan Standard focuses on sustainability and is at the heart of our developments. It’s great to see how Stairbox is realising the investment in warehouse sustainability and applying this to its own sustainability agendas.”

Polly Troughton, Managing Director at St. Modwen Logistics

Thanks to its central location and excellent transport links, St. Modwen Park Stoke South is a well-located logistics hub, with direct access to the A50 dual carriageway and swift connections to junctions 15 and 16 of the M6.

The buildings offer sustainability benefits and are built in accordance with the St. Modwen Swan Standard Responsible Business guidelines. The warehouses each boast a range of sustainability features such as air source heat pumps and PV solar panels, as well as EPC ‘A’ and BREEAM ‘Excellent’ ratings.

St. Modwen Logistics was represented by Knight Frank, Avison Young, and Mounsey Surveyors.
