St. Modwen Logistics to bring forward development of 1.3m sq ft of Modern Grade A Logistics Space in Meaford and Warrington

St. Modwen Logistics has secured a resolution to grant outline planning consent to bring forward the 1.2m sq ft multi-phase development of St. Modwen Park Meaford, located next to the M6 near Stoke-on-Trent, as it continues to rapidly expand its footprint in the UK’s core logistics locations.

Stafford Borough Council has resolved to grant outline planning consent for 1.2 million sq ft of additional space across the 85-acre site, with the first phase comprising two units totalling 120,000 sq ft and the remaining space to be delivered speculatively or on a build-to-suit basis, with up to 450,000 sq ft available for bespoke buildings.

The units will achieve minimum EPC ‘A’ and BREEAM ‘Excellent’ certifications and are designed for low occupational costs, with EV charging points, smart metering, intelligent LED lighting and low energy lifts.

St. Modwen Park Meaford is strategically located between junctions 14 and 15 of the M6 motorway, providing occupiers with strong regional distribution links. Adjacent to the M34, occupiers can access Stoke-on-Trent and Stafford in under 30 minutes.

St. Modwen Logistics has also secured detailed planning consent for the redevelopment of Trident Business Park in Warrington, where it will replace existing outdated units with two modern sustainable warehouse units totalling 130,000 sq ft set within landscaped green space.

Trident Business Park is located in Birchwood near Warrington, in one of the North West’s most successful and vibrant business communities. Birchwood is situated immediately south east of the M6 and M62 motorway intersection within close proximity to the M62 at Junction 11, giving easy access to Manchester to the East and Liverpool to the West and the regional airports.
