Alvaro Molina, Country Manager at Euro Pool System, said: “We needed to identify a very good logistical site that was well-located for our operations both domestically in the UK and across Europe. Having access to the national motorway network would also make it very convenient for our customers to come from other distribution centres and pick the trays up from our new location.
Alvaro was initially looking for a much bigger facility but was prepared to opt for a smaller warehouse in the hunt for the better availability of utilities.
He explained: “We use a lot of water, electricity and gas, so it was really important that we had that specification guaranteed. Not only for our tray wash operation but also for our potential growth. The availability of additional power and other utilities was crucial in our decision to relocate.”
As this was to be Euro Pool System’s first UK site, the company also needed access to a talented labour pool at this stage of the project, owing to the fact that an important part of its warehouse process is manual.
The solution
Euro Pool System opted to sign a 10-year lease for a high-quality 49,825 sq ft industrial and logistics unit at St. Modwen Park Tamworth, which met all its specification requirements.
The new-build unit, which forms part of Phase 1 of St. Modwen Park Tamworth, consists of 45,652 sq ft of warehouse space, 4,173 sq ft of office space, and a 40m yard. Additionally, the unit provides Euro Pool System with 2 level access doors and 3 dock level loading doors to ensure its logistics operation remains as efficient as possible.
The wider site is located adjacent to Junction 10 of the M42 motorway, placing Euro Pool System at the heart of the national motorway network, with a large labour pool of more than 1,273,000 workers within a 30-minute drive. Crucially, the unit also has access to a 140-kVA power supply.
