About the park

St. Modwen Park Gloucester is located on a 58 acre (23.5ha) site and set in a prime distribution and industrial location adjacent to junction 12 of the M5 motorway. Strategically located for easy access to existing Gloucester facilities and with the M5 providing regional and national road connections.

To date, 10 units have been delivered. All units have been constructed with the occupier in mind and focus on implementing St. Modwen’s Swan code. All units are now under occupation.

A further 3 units ranging from 33,000 – 49,000 are envisaged to be delivered during 2025.

St. Modwen Park Gloucester is excellently connected to the national motorway network, being situated directly off the M5 motorway at Junction 12. The M5 provides direct links to Bristol and M4 motorway to the south, Birmingham and M6 to the north and Swindon and the M4 to the east via Junction 11A and the A417/9. Additionally, the A38 (1.5 miles) provides dual carriageway access to the Gloucester Ring Road and the South West Bypass.
